2024 CBPOA RULES

BEACH...LEAVE ONLY FOOTPRINTS!!!
● Swim at your own risk. Be mindful of rip currents and beach warning flags. Keep off the dunes.
● Non beachfront property owners, renters/guests set up in the community beach area or within the 15 foot beachfront easement (15 feet north of the mean high water mark, which runs the length of the neighborhood). No weddings or large parties in the common areas.
● Use our “community access” area to get to the beach. Do NOT walk under beachfront owner’s houses or through their property to get to the beach.
● No vehicles of any type on the beach. Remove your trash. No littering.
● FILL IN ALL HOLES on the beach before you leave (holes can trap turtles and are a safety hazard to humans).
● NO FIREWORKS OR BONFIRES permitted anywhere on the
beach/pier area or in Cabana Beach Estates.
● Owners, renters/guests must be in control of their dog(s) at all times and must clean up after their pet.
TENTS AND BEACH EQUIPMENT
● ALL personal beach ITEMS (chairs, fishing equipment, tents, floats, etc.) MUST BE REMOVED from the beach at sundown each day. Items left overnight are in violation of this rule and are subject to removal and disposal at the discretion of the Cabana Beach POA Board.
● NO COMMERCIAL TENTS in the community or easement area, except on private property; only umbrellas, sun shades/shelters or canopies are allowed and not exceeding 10' x 10'.
ROADS, BEACH ACCESS AND BAY ACCESS PARKING AREAS
● MAXIMUM SPEED ON ALL ROADS IS 12 MPH
● All owners, renters/guests are required to have a Orange 2024 Parking Hang Tag or Decal in your vehicle/golf cart to park in the beach access parking lot or pier access parking area. Please park vehicles on the east side only in numbered slots; all golf carts park perpendicular on the west side only. Only ONE vehicle parked per household at any time; there is a drop off area at the entrance to the lot. Your hang tag/decal will be rescinded if loaned to another person.
● Do NOT block the emergency access area in the beach access parking lot. Do NOT park on roads or block driveways. No parking overnight in the beach or pier access parking areas.
● "Cabana Beach Patrol/Monitor" is authorized to issue notices and may have vehicles towed at owner’s expense if you do not use the correct tag in the beach or pier access areas or if you park on the roads, block driveways or block the emergency access area.
COMMUNITY PIER ON BAY
● The pier is for the exclusive use of property owners, renters/guests. Required to have vehicle or golf car orange 2024 Parking Hang Tag or Decal in your vehicle/golf cart when using the pier. Use at your own risk.
● Key fob issued to property owners is needed to access locked gate at entrance to pier to prevent damage to pier and kayak launch and unauthorized people from using pier. One-time replacement key fob is available for $50.
● No fish cleaning, cooking or smoking allowed on the pier. No jumping or diving off of the pier. Children under 12 must be accompanied by an adult.
● No unattended vehicles are to be left in the pier parking area.
RESIDENCES
● NO loud noise,music,excessive number of guests or more than a reasonable number of vehicles per house.
● Please turn OFF all exterior house lights to protect nesting and hatching turtles.
● Make arrangements to have all trash, building materials, brush, etc. removed immediately from your premises. Do not throw your trash, brush, garbage, etc. on property or other's garbage containers that is not yours.
● New construction, property improvements or additions (whether temporary or permanent) of any kind MUST seek "Architectural Review Committee" approval before building or remodeling. Application form is on our web site at http://cabanabeachpoa.weebly.com

The 2024 Rules and Beach Diagram are provided here as a downloadable file to copy or print. All property owners are asked to have a copy posted somewhere in their home and property owners, who rent their home are asked to provide a copy for all renters, guests and management companies and to ensure that these policies are followed.
